If you are selling your property without any assistanse from real estate agents or lawyers, this is possible, of course. Especially if you have long experience of doing this kind of transactions in Spain. And of course the sales transactions will be reduced since no commission has to be paid.
However, if you are in the same situation as most of us, doing this kind of business once or twice during our lifetime, all lessons learned say that it is advisable to seek legal advice to assist in the transfer of the property’s ownership.
Therefore we recommend you use a real estate agent or a lawyer when the transaction is made. This is important for you as a buyer, since like in most countries, it is the buyer’s obligation to check that no liens or pledges are in the old property document (escritura). For you as a seller, it is important that the price finally transferred is according to the agreement, and that costs for e.g. electricity, water and gas is regulated in the contract.
Using real estate agents makes you more relaxed, reduces potential frustration and time spent on the transaction. However, in addition to using real estate agents, you can also try to sell the property yourself, or at least try to get in contact with potential buyers. You can do this in the Ancita portal. If you need support or help, we will of course help you and offer the following services:

Ancita help you fulfill your dream of your own home in Spain. Here is a simple and structured website that does not flow from either unnecessary advertisements or spam ads. First step begins with an idea or perhaps an idea of how your dream home should look and then you search for the qualifications you have set up. Then contact your broker / seller of the house, and before you know it, you are considering to bid.

Step 1. Search
Everyone have different perspectives on what they look for when searching for a home in Spain. It may be a holiday home, a retirement home, an investment property, or it can often be combinations thereof.
Are you concerned that the property will be located in a specific area, that the property will be an apartment, a minimum and a maximum amount of price, number of bedrooms or bathrooms. So, you decide this by typing it in the red box below. If it is does not concern you how many bathrooms, or the area where the dwelling will be located in, just leave this box blank. Then all these dwellings appear as long as they are not restricted by the other choices. Then simply press the "Search ".
PS: If you have more specific requirements you can find a list of several options pouring in "More options" at the bottom right corner. |

|
Step 2. Find
After your specifications have been interpreted, you will get a list of homes. Click on individual homes to see information about the property, including maps, walking distance to various activities etc. |
Step 3. Contact
Once you have found the home you are interested, it will be possible to contact the seller, this is usually with the message, but in some cases, it also provided phone number. Then you will get a new window for you to send a message to the seller.
PS: In many cases, the seller of the property is a real estate agent who has spent Ancita as a portal to display the home. You will then be connected with the real estate broker and not the underlying seller, such as in the example above where the "Aarnes Eiendom" is seller.

Costa Blanca means "the white coast", translated into English. The coastline represents 200 kilometres of Spain along the Mediterranean, and is in the Alicante province. Costa Blanca is defined as the area between Denia in the north, and Pilar de la Horada in the south. Ancita has defined the site to cover the northern part of Costa Blanca - North of Alicante to Denia.
Costa Blanca as a name which actually popped up just after 1950, when British Airways started a new flight between London and Valencia. In the company's marketing, "Costa Blanca" was used. Since then, the coastline, which also has most sun hours a year in Spain, has developed considerably. The area has become a very popular destination, and the winter residence for a lot of Scandinavians, Dutchmen, Englishmen, etc.

As you will notice when looking at the property listings for sale and lease, several real estate agents are using Ancita as an additional sales channel on their own website. In Spain, market practice is that all properties can be offered through several agents in parallel. You will therefore experience that the same property can be offered by several different agents as well as the owner himself. Most of the time the price is the same, but differences may occur.
-
To be able to add listings and get in contact with the owners/agents, you have to register. You will log in using your e-mail address and your preferred password. You delete your registration whenever you want. Be aware that it could take up to 8 hours to get access to Ancita after requesting the membership.
